ABSTRCT
his study aimd to determine the effect of independent variables such as liquidity ratio, profitability, operating capacity and leverage to predict financial distress. The object of this study were real estate and property sectors listed in Indonesia Stock Exchange from 2016 to 2018. The sampling technique in this study was using purposive sampling which produces 42 units of the sample with 16 samples within a period of 3 (three) years. The analytical method used was logistic regression analyzes were processed using SPSS 21. The results showed that liquidity ratio, leverage, and operating capacity influence to financial distress. however profitability ratio has a negative and significant to financial distress.
